Introduction
This document serves as the contract for renting property at the Reccenter. By signing this book, the signer agrees and understands all of the parameters outlined in the document.

Property: Casino Area and Bar Area

Bar
The bar area extends the length of the second basement floor. Modifications to the area must be approved by the owner beforehand. There will be storage chests provided for all alcohol products.

Chests locked by the owner are off-limits and cannot be unlocked.

Casino
The casino area extends half of the first basement floor. Modifications to the area must be approved by the owner beforehand. Game droppers can be unlocked and relocked by the signer, and all items in the

droppers may be used for gambling purposes. The restaurant on the same floor is a separate entity separated by a wall.

Damages
Damages to the rented areas or other parts of the Reccenter can result in removal of the signee and/or a lawsuit. Any attempt to copy artwork, unlock shop chests or steal shop items will result in removal of the signee and a probable lawsuit.

All artwork is valued at $20,000 per painting in the event of copying or theft. All other products are valued at their regular market value. Building outside of the rented zone is also not allowed unless permitted by the owner.

Rent
Rent is to be paid on the agreed date. If the signer declares a move-out, they will have until that date to remove their things. All pre-existing items are property of the owner and cannot be removed. If the rent is not paid by the date,

the signer will be removed temporarily and given one week to make the rent payment or declare a move-out. In the event that the signer does not make a payment or declare a move-out within the one-week grace period, all items within the renting zone

become property of the owner. The signee understands that they can be removed at any time by the owner for any reason. Any violation of the rules within this contract will be the reasoning behind restriction or removal.

Farm
All renters on the property gain access to the farm area located on the bottom floor. This is only to be used for farming purposes. All farms destroyed must be replanted. Failure to do so can result in restriction from the farm.

Legal
Illegal actions are not restricted, but not supported by the business owner. Marijuana growing is not allowed in any rented or farming areas. Any damage from gunfights must be repaired and reported to the owner.
